Preconstruction Services
All incoming projects are processed through our Preconstruction department, where they are reviewed by the Preconstruction Manager, Estimator(s), Construction Manager, and assigned Project Manager. Our team reviews all aspects of the project before it commences to ensure a smooth transition from the design phase to the construction phase.
For projects that are not yet ready to be built, our preconstruction services are available to provide important feedback on project pricing and buildability. These services can start as early as the Schematic Design phase, through Design Development, all the way to completed Construction Documentation. In addition to providing critical project feedback, this process also allows the complete client/design/build team to settle in and build rapport.
General Contracting
Our core values for all our custom build projects: quality products, attention to details, precise execution, and listening to and understanding the customer. These values apply to all of our work, whether it is on the ground or in a high-rise condo building.
Residential Construction – Our team has extensive experience in all facets of residential construction including custom homes, “one off” architectural masterpieces, and production home construction, as well as the full gamut of trades. We have the experience and know how to put all the pieces together to manifest the architect’s visions with the client’s budgets and dreams.
Commercial Construction – We work on select commercial projects that require outside of the box thinking and artisanal level skills. We work on ground-up construction, tenant improvements on a variety of project types – from furniture showrooms to bars and restaurants, as well as special projects for other larger general contractors where a white glove artisanal touch is required. We are the premier high rise living space builder in Austin and work with building owners and managers, as well as individual condo owners.
Land Development
Foursquare has extensive experience in the land development and government entitlement process. We can assist you through the complicated maze of government regulations, highest and best use analysis, site design, engineering, and infrastructure development to take your raw land to market as sellable product. Owner Representation
Project oversight requires a significant time investment, adding a heavy responsibility onto your already demanding schedule. As your Owner’s Rep, we assume this burden on your behalf. As the “eyes and ears” on your project, we work to provide succinct and accurate information about your project’s detailed components. Our experienced personnel work to orchestrate the process, mitigate your risk, and take on the burden of responsibility for satisfactory project completion.
